Do I need home contents insurance?

Home contents insurance is a vital investment for anyone who owns furniture or other belongings that they couldn’t easily replace out-of-pocket if there was something like a fire, a theft, or accidental damage. If you’re a renter, home contents insurance is a great idea (since landlord’s insurance will only cover the building structure, not your personal possessions), but it’s a clever form of protection for homeowners, too. Students living in university accommodation and families with high-value items like electronics, jewellery, or office equipment should consider taking out a home contents insurance policy to protect the things that make their house a home.

Home contents insurance is designed to cover you and your belongings against a range of perils, but the one that tends to come to people’s minds first is theft. We’ll also cover the contents of your home against damage caused by escaping water, storm or flood damage, fire or explosions, falling trees, and much more.

If you’re worried about your possessions getting damaged while you move homes, we’ll cover you against that, too – and we’ll even throw in tenants liability cover up to £500 for items listed in your tenancy agreement.

For an additional fee, you can also get coverage for accidental damage to your home’s contents, as well as loss, theft of, or damage to your personal possessions away from the home. This cover can go all the way up to £5,000. If you have business equipment in your home that you’re liable for, you can also take out business equipment coverage.

What is not covered by home contents insurance?

There are multiple situations that aren’t covered by home contents insurance, but a good place to start is any claim where your home has been unoccupied for more than 30 days in a row. 

If your possessions are stolen while you’re not home, you’ll only be reimbursed if all your doors and windows were locked at the time and there’s evidence of forced or violent entry.

Damage caused by wear and tear won’t be covered, nor will any damage caused by air pollution, domestic pets, or tree felling.

Mortgage Payment Protection Insurance (MPPI)
Designed to safeguard your mortgage if you can’t work due to an accident, sickness, or unemployment.
Payment Protection Insurance (PPI)

Self-employed cover
Bridging the gap between self-employed individuals’ lack of company benefits, this pays out a regular income if you can’t work because of illness or injury.

This offers a fixed premium throughout the policy’s life, meaning your monthly payments won’t change as you age or if your health changes.
Reviewable income protection
The premiums for these start lower than standard cover, but can increase at set intervals (usually every few years), making it affordable if you’re on a budget.
Index-linked income protection
Index-linked coverage keeps your benefit payments rising in line with inflation, which helps maintain your coverage’s value over time.

Your premium is calculated based on how much would be required to replace everything inside your home, so higher coverage limits and high-value items can increase what you pay

Your location

Your postcode heavily influences your rate; if you live in an area with statistically high crime or a greater likelihood of flooding, your monthly premium will be higher

Your home security

The security level of your property generally lowers your risk of theft, so if you have approved door locks, window locks, a working burglar alarm, or security system, you’ll pay less

Your claims history

If you’ve made any insurance claims in the last 3 to 5 years, you’ll probably have to pay higher premiums, because you’re more likely to have to make a claim on your home contents policy

Your policy excess

Your policy excess is the amount you’ll have to pay out-of-pocket towards your claim before your policy kicks in. By choosing a higher excess, you’ll pay less in premiums

Working out how much home contents insurance coverage you might need is easy when you break it down into three quick steps:

Go through your home room-by-room (including bedrooms, kitchens, living spaces, and even storage areas) and note down everything you own; whether that’s furniture, decor, or valuables

Step 2

Estimate how much it would cost you to replace all your possessions, taking special note of any high-value items you might have like jewellery or expensive electronics (because items like these have to be listed individually within your policy)

Step 3

Tally everything together; that’s how much cover you need, otherwise known as your ‘sum insured’. Use this number while getting quotes so you aren’t left paying out-of-pocket if anything is lost, stolen, or damaged

How much will my home contents insurance pay out?

How much your home contents insurance will pay out depends on your exact policy and total coverage limit (your ‘sum insured’). Most home contents policies pay on a new-for-old basis, which essentially just means that they’ll cover the cost to replace your damaged or stolen items with brand-new equivalents of a similar quality. Your maximum payout is strictly capped by your overall coverage limit, though, with individual sub-limits for specific categories (for example, your valuables will only be covered up to £2,000). You’ll have to provide us with a total sum insured, which is the calculated replacement cost of all your belongings combined (including things like furniture, clothes, appliances, and other personal items)

Details of high-value items

If you have high-value items that exceed £1,000 in worth (like expensive jewellery, art, or specialised electronics), we’ll need details for them and you’ll also have to specifically list them within your policy as a declaration
